This is the job we’ll never forget. At 20 Casuarina Concourse in Gables Estates, we spent over two months cleaning a 23,534 square foot mega-mansion designed by Cesar Molina of CMA Design Studio. Eight bedrooms. Ten full bathrooms and three half baths. A 200-foot waterfront lot spanning 1.2 acres. A home theatre, billiard room, fitness center, private office, and a rooftop terrace overlooking Biscayne Bay.

When people ask us what the most memorable cleaning job we’ve ever done is, this is the answer. It’s also one of the best examples of what post-construction cleaning actually looks like when you’re dealing with a home valued at $80 million.

Understanding the Scope of 23,534 Square Feet

To put this in perspective, the average Miami home is roughly 1,500 to 2,000 square feet. This estate is more than ten times that size. The main living area alone is 17,470 square feet of air-conditioned space, with an additional 6,164 square feet of terraces, balconies, and outdoor living areas that all needed attention.

When you’re cleaning a home this large after construction, you’re not just dusting surfaces. Construction dust, which is primarily drywall compound, sawdust, and concrete particles, gets into everything. It settles inside every cabinet. It coats the interior of every closet. It films over every window, every fixture, every piece of hardware. It infiltrates HVAC systems and redistributes itself through air ducts, which means even areas that look clean become dusty again within hours of cleaning them.

Now multiply that by 23,534 square feet across multiple levels with 13 bathrooms, a theatre, a gym, and a rooftop terrace. That’s the scope we walked into.

Our Three-Phase Cleaning Process

We cleaned 20 Casuarina in three major phases, which is the same framework we use for all our post-construction projects, just at a much larger scale.

Phase one is rough cleaning. This happens while construction is still actively ongoing, which at 20 Casuarina meant we were cleaning alongside builders, electricians, and finishing crews. The goal of rough cleaning is to remove the bulk of construction debris, sweep and vacuum heavy dust accumulation, and clear the space enough for the next wave of construction work. Rough cleaning at this scale involved our team working through every room systematically, removing bulk material, vacuuming floors and surfaces with our HEPA-filtered Prolux Tritan vacuums, and wiping down surfaces that had already reached their final finish.

Phase two is detail cleaning. Once the major construction work was complete but finishing touches were still happening, we moved to detailed cleaning of every surface. This means inside every cabinet, every drawer, every closet shelf. Every bathroom fixture was cleaned and polished. Every window was cleaned from the inside. Light fixtures, ceiling fans, door hardware, baseboards, crown molding, all of it. In a home with 13 bathrooms, this phase alone took weeks.

Phase three is the final polish. After construction was fully complete and all trades had finished their work, we did a final pass through the entire home. This is the walkthrough-ready cleaning that ensures the homeowner walks into a pristine space. Floors get a final mop. Every surface gets a final wipe. Windows get a final polish. The home should feel like nobody has ever set foot in it.

The Reclean Challenge: When Construction Workers Keep Making Changes

The hardest part of cleaning 20 Casuarina wasn’t the size, although that was substantial. The hardest part was cleaning while construction was still happening. We’d complete a thorough cleaning of an entire wing, and then construction workers would come back to make changes to the build. A wall gets adjusted. A fixture gets replaced. Exterior Windows on a Waterfront Estate: Ladders, Water-Fed Poles, and Louvers

The exterior window cleaning at 20 Casuarina was its own project within the project. This is a multi-story waterfront estate with expansive glass throughout, designed to maximize the views of the 200-foot waterfront and Biscayne Bay beyond.

We used a combination of tall ladders and water-fed poles to reach every exterior window. Water-fed poles allow us to clean windows at height from the ground by pumping purified water through a telescoping pole with a brush head at the top. The purified water dissolves dirt and minerals and dries streak-free without squeegeeing. For windows that the poles couldn’t reach, we positioned ladders carefully on the property’s landscaping and terraces.

Beyond the windows themselves, we cleaned all the louvers on the property. Louvers are the adjustable slat features common on luxury Miami homes that provide ventilation and storm protection. Cleaning louvers is painstaking work because each individual slat needs to be wiped on both sides, and on a property this size, there are hundreds of them. This was one of the most challenging aspects of the entire project.
