Eight bedrooms, ten full bathrooms, and three half baths. A 200-foot waterfront lot on 1.2 acres with a home theatre, billiard room, fitness center, office, and rooftop terrace. Our engagement here lasted over two months and remains the most memorable project in our company’s history.

- 145 Leucadendra Drive in Gables Estates is 13,436 total square feet with 10,032 square feet of air-conditioned space and 3,404 square feet of terraces. Six bedrooms, eight full bathrooms, and two half baths on a 0.8-acre waterfront lot with 110 feet of shoreline. This estate includes a theatre, fitness room, wine display, and rooftop terrace. Our engagement here lasted approximately two months.

- 9360 Gallardo Street in Old Cutler Bay spans 12,308 total square feet with 8,639 square feet of air-conditioned space and 3,669 square feet of terraces. Six bedrooms, eight full bathrooms, and two half baths on a half-acre waterfront lot with 138 feet of shoreline. Features include a fitness room, wine display, and fire pit deck. Another two-month engagement.

- 100 Arvida Parkway in Gables Estates is 22,369 total square feet across three levels with 12,854 square feet of air-conditioned space, 2,306 square feet of terraces, and 7,209 square feet of covered parking. Six bedrooms, eight full bathrooms, and two half baths on a 1.24-acre lot with an extraordinary 485 feet of waterfront. This property presented some of our most challenging exterior window work due to its three-story design and massive waterfront exposure.

Our Three-Phase Post-Construction Process

Every CMA project followed our three-phase cleaning approach, adapted to the specific timeline and needs of each estate.

Phase one is rough cleaning, which happens while construction is actively ongoing. The goal is to remove bulk construction debris, vacuum heavy dust accumulation, and keep the space workable for the trades still on-site. At the scale of these CMA properties, rough cleaning involves our full team working systematically through thousands of square feet, clearing material that would otherwise make finishing work more difficult.

Phase two is detail cleaning, which begins once major construction is complete but finishing touches are still in progress. This is the most intensive phase. Every cabinet interior gets cleaned. Every fixture gets polished. Every window is cleaned from the inside. Every closet shelf, every drawer track, every piece of hardware gets attention. In a 23,000 square foot home with 13 bathrooms, this phase alone takes weeks.

Water-fed poles pump purified water through telescoping poles with brush heads, allowing us to clean windows at significant height from the ground. The purified water dissolves dirt, salt deposits, and mineral buildup, then dries streak-free. For windows beyond pole reach, we positioned ladders carefully on the properties’ terraces and landscaping.

At 100 Arvida Parkway, the three-story design with 485 feet of waterfront made the exterior window work particularly demanding. The combination of height, the sheer linear footage of glass, and the salt air exposure from nearly 500 feet of shoreline meant every window needed thorough attention.

Across all four properties, we also cleaned every louver. These adjustable slat features are standard on luxury waterfront homes in Miami, providing ventilation and storm protection. Each slat requires individual cleaning on both sides, and across four estates of this caliber, the louver count runs into the hundreds. This was consistently one of the most time-consuming and challenging aspects of our CMA work.
