At 145 Leucadendra Drive in Gables Estates, The Prime Cleaner completed a two-month post-construction cleaning engagement for CMA Design Studio on a 13,436 square foot waterfront estate. Six bedrooms, eight full bathrooms, and two half baths across 10,032 square feet of air-conditioned living space with 3,404 square feet of terraces, set on a 0.8-acre lot with 110 feet of waterfront on Biscayne Bay. This was the second of four CMA Design Studio projects we’ve cleaned, and it reinforced everything we’d learned at 20 Casuarina Concourse about what luxury post-construction cleaning at this scale requires.

13,436 Square Feet of Post-Construction Detail

At 145 Leucadendra, the cleaning scope covered the full estate from construction-site condition to move-in ready. Drywall dust, sawdust, and construction debris had settled on every surface throughout months of building. Inside every cabinet, every closet, every bathroom, every fixture, and every window needed attention.

The home features a theatre room, fitness center, wine display area, and a rooftop terrace in addition to the standard living spaces. Each of these specialty rooms comes with unique materials and finishes that require specific care. The theatre room has specialized acoustic materials and seating. The fitness area has equipment surfaces and flooring designed for activity rather than aesthetics. The wine display area has temperature-controlled glass and custom shelving. Each needed to be cleaned according to its materials rather than a one-size-fits-all approach.

Ten bathrooms across the estate meant ten separate sets of fixtures, tile work, glass enclosures, and grout lines that all needed to be free of construction dust. The bathrooms alone represent a significant portion of the total cleaning time on any luxury estate, and at 145 Leucadendra, the fixture quality and material variety demanded careful product selection for each space.

Our Three-Phase Approach at Leucadendra

Following the same framework we used at 20 Casuarina, we cleaned 145 Leucadendra in three phases.

Phase one rough cleaning happened alongside active construction. Our team removed bulk debris, vacuumed heavy dust with HEPA filtration, and wiped down surfaces that had already received their final finish. The goal was keeping the space manageable for the trades still working and preventing dust accumulation from reaching levels that would make later phases exponentially harder.

Phase two detail cleaning began as major construction wound down. Every cabinet interior got cleaned and sanitized. Every fixture got polished. Every window was cleaned from the inside. Light fixtures, hardware, baseboards, crown molding, and millwork throughout the home got individual attention. The rooftop terrace required its own cleaning protocol since outdoor construction debris includes different materials than interior dust.

Phase three was the final polish after all trades had completed their work. A complete pass through the entire home ensured every surface was pristine for the homeowner’s first walkthrough.

Throughout all three phases, we faced the same reclean challenge as at 20 Casuarina. Construction workers returning to make adjustments generated new dust on surfaces we’d already cleaned. This cycle is inherent to luxury post-construction cleaning, and we budget time and labor for it from the start of every engagement.

Waterfront Window Challenges

The exterior windows at 145 Leucadendra presented the same waterfront challenges as the other CMA estates. The home’s 110 feet of shoreline meant extensive glass facing the water, designed to maximize the views of Biscayne Bay. Salt air deposits film on exterior glass that fresh water alone won’t remove. Hard water from irrigation systems can leave mineral spots on lower windows.

We used water-fed poles to reach the higher exterior windows, pumping purified water through telescoping poles with brush heads. For windows at accessible heights, we cleaned with our standard exterior window products. Every louver on the property was cleaned individually, with each slat wiped on both sides.

Interior window cleaning at this scale meant accessing every window in every room, cleaning not just the glass but the frames, sills, and tracks.
